Here is what the actual data says. And here is why I am genuinely excited about it.
We Are Living In Two Markets At Once
This is the part most people miss. Broward and Palm Beach are not one market right now. They are two.
Single family homes are strong. In Palm Beach County, single family homes are sitting around 3.9 months of supply with a median price of $700,000, up nearly 12 percent from last year. Homes are going to contract in about 42 days. That is a healthy, active market. In Broward, single family supply is around 4.6 months, prices are holding firm, and well priced homes in high demand neighborhoods like Parkland and Weston are still seeing multiple offers.
Condos and townhomes are a buyer's playground. Broward condo supply is close to 13 months. Prices are down roughly 8 percent year over year. Palm Beach condos are softer too, at about 7 months of supply. This is not because people stopped wanting to live in South Florida. It is because new reserve funding rules and rising fees created hesitation. That hesitation created opportunity.
Two markets. Two completely different strategies. One county line does not change that.
What This Means If You Are Buying

And here is the part nobody wants to say out loud. When rates come down, every buyer who has been waiting comes back at the same time. Your negotiating room shrinks the moment that happens. The best deal on a single family home in this market is the one you negotiate today, not the one you hope for next year.
What This Means If You Are Selling
Single family sellers, you are in a strong position. Demand is real. Inventory is tight. But strong position does not mean lazy position. The homes that win are priced right, presented right, and marketed like it matters. Overpriced listings sit. Sharp listings sell.
Condo sellers, you need a strategy, not a sign in the window. Your competition is bigger than it has been in years. That means your listing has to answer buyer questions before they ask them.
